Joseph P. Seager - Managing Member
A Founder and Managing Member of Community Builders Group, LLC (CBG), Joseph P. Seager directs acquisitions, rehabilitative development, and financial management of the company along with his business partner, Christian Hart. The company has completed real estate transactions throughout California and has also worked in Hawaii and Arizona. The focus has been on affordable housing and in-fill development and while they have done for sale housing, he prefers projects with long term ownership and cash flow upsides from office buildings to mixed use developments. Recently the company finalized a refinancing of a project in Los Angeles that has tremendous upside as a redevelopment area on the corner of Jefferson Boulevard and Vermont Avenue.
Prior to founding CBG, LLC, Joe worked at SunAmerica Affordable Housing. During his tenure with the company, he was promoted from Acquisitions Coordinator to Assistant Vice President of Acquisitions. While at SAHP, Mr. Seager was responsible for creating new multifamily projects throughout the United States in both the affordable and market-rate sectors. He assisted developers through each step of the development process, including entitlement, design, pro-forma analysis, construction budgets, financial underwriting, lease-up and stabilization.
In addition to his own company, Mr. Seager joined the Board of Directors for Homeboy Industies in 2006. It is a non-profit organization that works with gang members who are leaving the gang life through job training and counseling. He held various positions on the Board including Treasurer. Because of his experience with Homeboy Industries, Mr. Seager and Mr. Hart began a social enterprise venture in 2012 that utilizes the talents and skills of Homeboy graduates to create a street wear company. Mr. Seager received a Bachelor’s Degree in Finance from the University of San Francisco.
A. Christian Hart - Managing Member
Christian Hart is a Founder and Managing Member of Community Builders Group, LLC (CBG). He directs acquisitions, rehabilitative development, and financial management of the company along with his business partner, Joe Seager. Previously, he spent two years with SunAmerica Affordable Housing Partners Inc. (SAHP) and has more than 20 years of overall experience in real estate finance and development.
While at SAHP, Mr. Hart oversaw each phase of the project and performed analyses of projected financial structures, operating budgets, construction budgets, construction plans, architectural site inspections, consultant recommendations, market demand, market competition, entitlements, zoning, project lease-up and tenant stabilization. Before joining SAHP, Mr. Hart was a Senior Associate at Ernst & Young Kenneth Leventhal and Company in the Real Estate Consulting Services Group. His responsibilities included analyzing RTC portfolios for syndication and disposition in the private sector. In addition, Mr. Hart participated in analyzing workout transactions and repositioning real estate investment portfolios throughout the country.
Christian is a former board of director for the White Memorial Medical Center and the Los Angeles River Restabilization Corporation. His work with such diverse non-profit groups within Los Angeles showed him the power of Social Venture Capitalism, and in 2012 began a social enterprise venture with Mr. Seager.
Mr. Hart holds a bachelor’s degree with an emphasis in history from the University of Southern California, an MBA with an emphasis in real estate finance from the University of Hawaii and a law degree from Whittier Law School.
